Rooftop Remodel for Multi-Family Building

Titus Contracting Inc. completed another exciting project that we’d like to share. We recently worked with KMS Management on a large multi-family remodeling project in Minneapolis.

The Calhoun is a large apartment complex, which is located in the high-demand Uptown area. We worked alongside the property management firm and their architects to complete the design of the building.

Then our team of commercial remodelers started by completely remodeling the apartment complex's rooftop exterior deck; including the pool, barbeque and social seating area. We brought this space up-to-date using maintenance-free products, and we completed the grill area using stainless steel and granite. We also added a bar area and gas fire pit as finishing touches to this excellent rooftop entertainment space. 




Next, we moved to the front façade of the building. There are many new buildings in this area, creating a need for the owner to give the apartment community a more updated look. Using wood and steel, along with LED lighting and specialty signage, we were sure to make this commercial remodel meet the client's needs for a fresh new look. A new product, called DI-NOC, from 3M, was used to give the columns a chic new look. DI-NOC is a specialty film that can give existing finishes an updated look without completely replacing everything.


Continuing to modernize the look of the building, we renovated their signage both on the upper corner of the building and by adding a new marquee sign alongside the front steps. We also wrapped the front retaining wall in aluminum for added curb appeal. Other updates we did to the front entryway included: adding a new eyebrow to the upper porch (again using the DI-NOC) and adding a beautiful cedar plank ceiling on the underside.

5 Steps to Get Started on a Commercial Remodeling Project

When you’re thinking about getting started on a commercial remodeling project in Bloomington, there’s a lot to organize! If you’re not quite sure where to start, we’ve provided some tips on how to get started on a commercial remodeling project. We hope to hear from you soon!

1. Evaluate your space. If you just bought a new space, take some time to figure out what you’re working with. Get familiar with your business’ new home. If you’re planning to remodel a space you’ve had for awhile, evaluate what you like and what you don’t like. 2. What do you want to accomplish? You must ask yourself this question, as it will help provide direction for the whole project. Do you want to drive more foot traffic? 4. Talk it out. Talk over some of your ideas and review some of your plans with a business partner, friends and family. See if they have a gut feeling about the project and if they have any feedback for you right off the bat. Sometimes, some of the most obvious things can get missed when you’ve looked at a project for too long.

ALL Inc.'s Showroom Remodeling Project in St Paul

We've been working hard on a showroom remodeling project for ALL Inc. They are a leading distributor of cabinets, countertops, appliances and more for the entire Midwest. They work daily with those in the construction and remodeling industries. Because of this, they need a top-of-the-line showroom. Some of their potentially toughest critics walk into their showroom on a daily basis. ALL Inc. needed a top notch remodeling company to pull off the job. This commercial remodeling project in St Paul was something we knew we could handle. Here's our progress so far.

Updated Layout
In this project, the Titus Contracting commercial remodeling team went to work on framing new walls, including new sheet rock and painting. By the time the project is done, the ceiling will be painted black. The new walls allow for a new layout within the showroom, making it more fluid. It will allow for ALL Inc. to set up top notch displays, strategically placed around power sources.

Electrical & HVAC Systems
ALL Inc.'s showroom needed an updated electrical system to accommodate multiple refrigerators running at one time. In their updated showroom, they will be able to display multiple refrigerators and other appliances, without having to worry about the electrical system in place.

Updated Bathroom
The bathroom in this facility got a complete makeover. This bathroom remodeling project included new fixtures, tile, countertops and lights. It is also now ADA-compliant. While not the focal point of the project, it's still an important upgrade to make. Now customers and clients can enjoy the upgraded facility, including a new bathroom.

2013 Remodeling Trends

Commercial Remodeling FAQ

Here are some of the more common questions we get about commercial remodeling:

What’s the difference between the big retail chains and remodeling companies?
A lot of stores, like Lowes and Home Depot, now offer remodeling services. However, when you hire a remodeling company, you’ll get experts who know how to handle things that appear during the project. They also have greater flexibility in getting the job done and will only use the highest quality projects.

How many estimates should I get?
The rule of thumb is three, however, you should research as much as you can. Find out what the differences are between all these companies. If all the bids are within 10-15% each other, choose within your budget and whatever remodeling contractor with whom you’re most comfortable.

How long should my project take?
This question will depend on the project’s size and scope, and whatever is found during construction. Ask the contractor for a reasonable timeframe, but understand unforeseen circumstances can, and most likely will, happen.

How important is it for my contractor to be licensed and insured?
It’s probably the most important aspect. Many states and municipalities require contractors to be licensed, so be sure to ask prospective contractors for proof of licensing and insurance.

Shouldn’t I just do the project myself?
Sure. If you enjoy physical work, are patient, are able to handle unforeseen circumstances, willing to deal with possible stress, know the steps and can handle it by yourself, among other issues. Think of what you’re getting into before trying to go it alone.
